Dubai Property Investors Shift Towards Long Term Strategy

The Dubai property scene is moving into a more mature phase, with investors being more interested in the long-term than the short-term aspects of real estate. The Dubai Property Investor Confidence Report 2026 published by Morgan's International Realty says that today’s buyers are more cautious compared to the past, considering many factors before making any investment, namely, geopolitical changes, global economic conditions, liquidity, infrastructure, and the execution of projects.

The report underlines that Dubai properties are still resilient thanks to the significant confidence in the long-term growth of the emirate. Moreover, the document highlights the fact that Dubai real estate is becoming a more sophisticated market, taking into account quality and future value of investments.

Investor Confidence Becomes More Measured

As revealed by Morgan's International Realty, things have changed in Dubai when it comes to investors. Investors are shifting away from momentum-based investing and towards conviction-driven investing.

Rather than concentrating solely on capital appreciation, they are more focused on:

  • The quality of the projects
  • The level of transparency
  • Long-term viability of the market
  • Applicable infrastructure

The report indicates that in the next 12 months although investors are still hopeful, they will take a different approach in their investments. This shift in behavior indicates how investors are keener on sustainable return on their property investment in Dubai rather than speculative investment opportunities. Survey Reflects High-Value Investors

The research was completed from April to May 2026.

The investors were said to have owned property in Dubai ranging from AED5 million to AED100 million. Collectively, the value of properties owned by them is estimated at more than AED3 billion. The results are indicative of the continued development of the Dubai real estate market where an experienced investor has placed more focus on disciplined management of their investments. Cautious in Short Term but Optimistic in Long Term

According to the survey results, the market is likely to remain stable in 2013, with 46% of respondents believing there will not be any change in property prices.

Survey responses revealed that:

  • 46% believe that real estate prices will stay unchanged
  • 36% believe the prices will fall
  • 18% believe the prices will increase

The long-term outlook of real estate market in Dubai seems to be positive, as 60% of the participants of the survey expect property prices to increase over the next three years.

The long-term forecast states that:

  • 60% of respondents expect the real estate prices to rise
  • 31% believe that the property market will stay firm
  • only 9% think that property prices will fall

Morgan's International Realty found the strongest conclusion from the analysis is that there is a huge but shallow division between the need to be cautious in the short term and the necessity of keeping confidence in the long run. The information available suggests that in spite of concern about the future of real estate investment in Dubai, some investors are changing their approach.
