Dubai Property Sales Top AED380bn in Second-Highest Nine-Month Total

Between January 1, 2026, and September 29, 2026, the value of Dubai's real estate transactions was over AED380bn ($103.5bn). An analysis by W Capital Real Estate Brokerage using Dubai Land Department numbers showed that over 123,000 transactions were recorded. This figure is the second-highest in the history of Dubai's transactions for 9 months, trailing just 2025 when AED495.8bn ($135bn) was transacted with 157,306 deals. The newly announced figure surpassed AED374bn in 2024, and was over twice more than AED183.5bn in 2022.

These sales included:

  • Over 103,000 residential units
  • About 9,500 towers
  • Over 9,600 land parcels

The numbers indicate the volume of sales in Dubai properties but do not show whether this volume occurred in every neighborhood of the city. The statistics also shed light on the Dubai real estate trends but does not reveal much about property prices on the level of separate properties in particular.

Five-Year Figures Reveal the Market’s Expansion

Over the course of five years, W Capital has monitored and published changes in the sales values during the first nine months of years:

  • 2022: AED 183.5 billion
  • 2023: AED 277 billion
  • 2024: AED 374 billion
  • 2025: AED 495.8 billion
  • 2026: More than AED 380 billion as of 29 September

Sales in these years have grown year-on-year between the years 2022 and 2025, with the highest value reached in 2025.  However, the current result as of 2026 is higher than in the same period of 2024, but lower than the results of 2025. Since the latest figure covers only part of the year, it cannot be perceived as a full year result. For buyers looking for property investment in Dubai, these figures are indicative of transaction activity and not investment returns. When considering the purchase of off plan properties for sale in Dubai, it is necessary to look at delivery history and completion dates of the developer in addition to the payment terms.

Sales of the Residential Units, Buildings and Land

The number of residential units transacted in the given timeframe is higher than 103,000. Buildings and land sold a couple of thousand more units, but the statistics do not specify the separated values for each type of the property. Premium properties need to be evaluated with equal accuracy. Those interested in luxury villas for sale should look at such factors as plot size, degree of seclusion, condition, amenities, and location rather than rely on average prices for the city as a whole. Property transactions span established and emerging communities across Dubai, including Palm Jumeirah, Downtown Dubai, Business Bay, Dubai Marina and Dubai Hills Estate, each offering different residential options and investment profiles.

These factors may affect properties’ value individually even if the overall market shows high levels of transactions. Figures related to the overall Dubai real estate market allow for estimating the number of transactions carried out, but they are incapable of showing whether prices have increased for all kinds of real estate. Community statistics on sales need to be analyzed in order to get the accurate picture of the situation.

Mortgage Transaction Activity Surges by 14%

The total mortgage transactions stood at AED 150.6 billion ($ 41 billion) through the first three quarters of 2026, representing a 14% rise from last year's figure of AED 132.21 billion ($36 billion) during the same period. Property gifts rose 9% to AED 43.5 billion ($ 11.8 billion), compared to aroundAED 40 billion ($10.9 billion) last year. Other activities accounted for combined sales, mortgages, and gifts of the total value of AED 575 billion ($156.6 billion) in 159,908 transactions, compared to AED 668 billion ($181.9 billion), which was reached in 2025 during 202,111 transactions.

The combination of those numbers refers to different kinds of activities and should not be used to represent sales only. Therefore all the people who want real estate investment Dubai, should take into account the costs of financing and debt obligations. Another thing that people who aim to buy ready properties in Dubai should pay attention to is the planning of transfer fees, expenses connected with mortgage and other costs connected with ready-made apartments.

September Sales Reach AED28.7bn Across 11,063 Deals

September saw Dubai record a total of AED49.22bn ($13.4bn) in completed real estate transactions across 15,531 deals. Out of that, AED28.7bn ($7.8bn) of sales were recorded from 11,063 transactions.

Following details of other activities:

  • Mortgages: AED16.26bn from approximately 3,700 transactions
  • Property gifts: AED4.26bn from 766 transactions

Sales transactions accounted for the largest share of the total amount reported in September, but the monthly totals can shift with the volume of transactions and types of properties sold. Purchasers in the market for luxury properties for sale should avoid the use of total monthly amounts as pricing indicators but should instead review all deals of similar property types. Those looking for luxury apartments for sale should also take into account the quality of the buildings, the specific location, the size of the unit, and whether there are additional costs such as management fees.

Third-Quarter Sales Trail the 2025 Record

According to the reports, property transactions reached AED92.3 billion ($25.1 billion) during Q3 of 2026, achieving 37,124 deals. The same quarter in 2025 registered sales of AED169 billion ($46 billion) with 59,044 transactions being recorded. The number of mortgage transactions in the third quarter of 2026 was AED48.48 billion ($13.2 billion) and 11,226 deals were registered. Property donation amounted to AED12.14 billion ($3.3 billion) during the third quarter with 2,162 transactions completed.

In contrast to strong nine-month results, this quarter’s result may appear bad. However, this shows that it is important to keep separate what the accumulated figures represent and the simplified figures for shorter intervals of reporting. When comparing ownership with properties for rent in Dubai, it should be remembered that the figures do not show rental prices and lease volumes. Buyers of waterfront properties for sale in Dubai have to analyze a specific location, consider the condition of the property and analyze comparable transactions and not just rely on total sales numbers.

Interpreting the Latest Figures for Buyers

The first three quarters of 2026 marked the second-highest amount of sales during that time period in Dubai; whereas, the mortgage values grew compared to the previous year. Nevertheless, the sales numbers for the third quarter still do not match those of 2025. When purchasing a property in Dubai, buyers should research recent property transactions in their preferred neighborhoods, check the ownership credentials, as well as verify the total financing costs. The figures provided above cannot clarify how the success of Dubai achievements is characterized in relation to other emirates such as Abu Dhabi or Sharjah.

Those who want to buy townhouses for sale in Dubai should pay special attention to the community amenities, the floor plan, transportation, and service charges when looking for an appropriate property. Real estate company in Dubai can help understand the meaning of the available transaction data for definite locations. However, property buyers should ensure that they legally verify all documents concerning the property they want to purchase before making a purchase.
