Smaller Investors Drive Dubai Office Sales Transactions Higher in Q3 2026

The office market in Dubai saw more transactions during the third quarter of 2026, even though the value of commercial property transactions decreased. According to CRC Property’s report, a change in the buyer profile has been recorded, as small investors have been making a higher number of transactions, while larger transactions are not as common as before.

There was an increase of 11.7% in the number of real estate transactions, amounting to 1,123 transactions overall. However, the total amount of transactions decreased by 42% to AED4.35 billion, resulting in the average transaction amounting to AED3.87 million. This indicates an increase in the number of smaller transactions, meaning that there has been a higher number of buyers considering for Dubai properties. Therefore, those keeping an eye on the Dubai real estate should take into account the number of transactions rather than the total sale value.

Commercial Sale Values Decline While Office Sales Rise

Dubai saw 2,789 commercial property sales in Q3, representing a decline of 1.8% if compared to the previous quarter. This was a significant progress when considering the 21.5% quarterly decline in Q2. The total value of commercial sales dropped by 25.6% to AED18.04 billion. When dealing with offices, the number of transactions rose while the total value dropped.

Q3 figures:

  • Commercial sales: 2,789 deals, down 1.8%
  • The total value of commercial sales: AED18.04 billion, down 25.6%
  • Office sales: 1,123 deals, up 11.7%
  • Office sales value: AED4.35 billion, down 42%
  • The average value of office sale: approximately AED3.87 million

Regardless of the decline on quarterly basis, the office sales value remained 40.4% higher than in Q3 2025. For buyers looking at property investment in Dubai, the above figures confirm the necessity to differentiate between transaction volume and sale value. Performance across commercial property In Dubai was different based on real estate category.

Downtown Jebel Ali Takes Charge of Office Transaction Activities

Downtown Jebel Ali was the top location in Dubai for office activity in Q3 with almost 30% of all transactions happening there. It outperformed Business Bay in terms of location ranking. Jumeirah Lakes Towers (JLT) was ranked 3rd with 162 transactions which shows an increase of 47.3% quarter on quarter. Other major platforms include DIFC, Dubai Internet City and Dubai Silicon Oasis; however, this report highlights Downtown Jebel Ali, Business Bay and JLT among the major players in the field.

This recent record opens up new opportunities and insights for buyers of offices for sale in Dubai. Essential criteria like specifications of the structure, accessibility, number of parking spots, the rent and the fees for different services are still significant. Average prices of secondary offices decreased only by 1.2% to AED 1,930 per square foot, which is less than the drop of 3.4% noted in Q2. The general Dubai real estate market trends show that decrease in average prices among offices in Dubai is slowing down, translating into a smaller speed of the adjustment process.

Industrial Land Still Constitutes a Significant Share of Commercial Sales

Commercial property transactions reached AED6.81bn in the third quarter, about 38% of total value of commercial property transactions (Sonnenberger, 2018). Demand has been fuelled by the need for industrial property locations by both companies and investors. With the local authorities not opening new properties for sale, land buyers have opted to get their property directly instead of waiting to be allocated.

The statements highlighted the impact of land availability on industrial property choices made by potential buyers, who focus on location, use of the land and infrastructure. For the real estate investment Dubai, such transactions require extra attention than buying an existing office, because local zoning and development regulations should be checked before making a commitment to buy land in Dubai.

Retail Enquiries Saw the Highest Growth in the Third Quarter

According to CRC Property, in the period between July and September 2023, buyer enquiries increased by a staggering 15% on a quarterly basis, with retail enquiries demonstrating growth of 34%. It's noted that enquiries don't equal completed transactions but point out to buyer interest. The report doesn't specify whether the growth in retail enquiries translates into retail transactions nor does it provide the value of retail sales.

Before looking for retail shops for sale in Dubai, interested parties should look for completed transactions, tenant needs, foot traffic, conditions of leases and service charges. The types of retail spaces vary between local centres, the buildings with mixed function and landmark locations. Additionally, there wasn't a separate performance report for luxury properties for sale to assess the quality of premium commercial property in this case.

More Businesses use Instalment Payments in Commercial Leasing

Instalment payments represented 83% of CRC Property's commercial leases in Quarter 3, compared with only 73% in Quarter 2. At the same time, the percentage of commercial leases paid through a single annual cheque dropped from 27% to 17%. This means that companies are interested in spreading the rental payments over the entirety of the lease period. Instalment payments allow tenants to optimize their cash flow while landlords have to take this factor into account when evaluating candidates for leasing.

Companies that are searching for properties for rent in Dubai should pay attention to the payment options, lease length and hidden costs. When considering commercial properties for sale in Dubai, buyers need to assess the title, allowed usage and expenses associated with leasing. They also have to take into account current leases, income from the property and the remaining lease time.

What Can Commercial Buyers Expect from The Q3 Data

The report shows some good, some bad information in case of offices, commercial land and retail, where each case should be looked at individually.

The figures might help the buyers to determine:

  • Transaction volume versus total sale prices.
  • Office prices and occupancy as well as the state of the building.
  • Land use permits and infrastructure for industrial land.
  • Actual retail transactions rather than inquiries.
  • Lease terms and tenant obligations in income calculation.

A real estate company in Dubai can find comparable transactions, but the buyers ought to check title, use and other obligations themselves. When it comes to the best real estate in Dubai for a commercial purchase, the decision should depend on location and availability of the asset, its price and documentation as opposed to one quarter’s indicator.
