Dubai Rental Market Sees Sharp Rent Declines Across Major Communities in Q3 2026

Rent prices in Dubai's neighborhoods decreased in Q3 2026, as per Savills' report. Dubai Marina saw a drop of 12.8 percent from the same period in the previous year, while Business Bay registered -12.2 percent, and Jumeirah Village Circle (JVC) had -10.4 percent. The impact of these changes is significant for Dubai properties yet the numbers relate to the aggregate performance of communities rather than the decrease in rent prices for individual apartments.

The indicators clearly indicate that Dubai real estate is not homogeneous. Before agreeing on a rental price, tenants are advised to look up opportunities in their location which are similar to other listings. Various characteristics of the properties, such as furnishing, view, floor number, or total lease duration may also influence the total rental price.

More Community Report Annual Rent Adjustments

Negative trends in rental values were evident not only in the top three rental residential locations. According to Savills annual report:

The above figures demonstrate that even though rent trends can be identified at the city level, each of the locations is different in terms of rentals of properties. When searching apartment for rent, one should pay careful attention to differences that the locations have such as Al Furjan and International City. People who are looking for property for rent in Dubai must look for similar units, receive information on terms for renewal and payment plans. When the average rent in the community is falling, it does not necessarily imply that the landlords have to drop figures by the same percentage.

Villa and Townhouse Communities Face Steeper Falls

The highest losses in annual rental prices happened in villa and townhouse developments. Arabian Ranches 3 saw a decline of 15 per cent, while Damac Lagoons experienced a 13.4 per cent drop. The market is showing signs of pressure every year. A well-maintained property with outdoor areas, the right level of privacy, and closeness to the local amenities will be better positioned against competing listings.

Families looking for luxury villas for rent should also pay attention to land size of the villa or the floor plan of the bedrooms. Nonetheless, while determining the price of townhouses for rent in Dubai, tenants should look at additional amenities or total costs of rent.

Rental Transactions Increase Despite Lower Rents

In Q3, Dubai recorded 181,900 rental transactions, which is an increase of 16% from 156,200 in Q2. The figure is broadly in line with 180,600 transactions recorded in Q3 2025. New leases made up 44% of transactions compared to 36% previously. Savills attributed this increase to a more active market in Business Bay, JVC, Jumeirah Village Triangle and Downtown Dubai.

The higher number of transactions combined with lower rents suggests lease activity is continuing despite falling prices, and is regarded as an important metric for the Dubai real estate market. In real estate investment Dubai, transaction volumes should be viewed in context of the achievable rents. More transactions do not automatically imply higher returns for landlords, as annual rents are going down.

Off-Plan Sales Weaken While Ready Properties Gain

According to Dubai Land Department, residential transactions hit 34,500 in Q3, representing a decline of four per cent quarter on quarter and 38 per cent year on year. The total value of transactions declined to AED70.8bn, representing a 14 per cent drop from AED82.6bn in Q2 and 46 per cent decline from AED132.2bn a year earlier.

The difference between the segments is evident:

  • Off-Plan Value dropped to AED45.7bn from AED61.3bn in Q2.
  • Value In The Ready Market Increased from AED21.3bn to AED25.1bn.

According to Savills, this indicates an increase in activity in completed units in Dubai, with the average apartment price dropping 4.8 per cent quarter on quarter from AED1,817 per square foot. Prices of villas and townhouses declined 3.3 per cent to AED1,523 per square foot. Buyers interested in off plan projects in Dubai should take this trend into consideration when looking at delivery times and payment plans for the projects. Those who are comparing the best residential projects in Dubai, should note the differences between pre-launch prices and finished properties.

Launches Slow as Developers and Buyers Reassess Supply

Only about 5,000 units were made available in Q3, bringing the total for the first nine months of the year to about 50,000 units. This is around 64% lower than the 137,300 units made available in the first nine months of 2025.

The five biggest developers were responsible for 47.9% of the number of transactions in Q3:

  • Azizi Developments: 21%
  • Emaar Properties: 9%
  • Damac Properties: 7%
  • Binghatti: 7%
  • Imtiaz: 4%

The top five communities accounted for 33.7% of all transactions, with Azizi Venice accounting for 12%. Buyers interested in properties for sale in Dubai need to study transactions that have taken place in the given project or location instead of assuming demand is uniform in the market. For the property investment in Dubai, lower launches impact future competing supply but do not necessarily mean that there will be a shortage and rise in property prices. The process of delivery, absorption and demand for buyer is the key factor that has to be taken into consideration.

Handover Pipeline May Effect One More Market Factor

Around 26,500 units were delivered in the first half of 2026, 85% of which were apartments, according to Savills. For the second half of the year, Savills expects numbers similar to 50,000–60,000 units, making the total number of units completed in that year around 75,000 to 85,000. A part of the units may not be delivered until 2027. The actual figure at the end of the year depends on construction progress and handover timing. The impact depends on the timing, the location of the buildings, and the type of properties rented, with tenants of luxury apartments for rent needing to pay attention to property condition and amenities.

Real estate brokers in Dubai help to find k listings, but tenants and buyers should check the property, terms of the agreement, and fees themself. Thus, Q3 saw some rent decreases in some communities, whereas leasing activity rose, sales of off-plan properties fell, the value of completed ones grew, while the number of launches decreased. Looking into the future, upcoming handover is worth keeping in mind.
