How Elon Musk Is Taking Dubai’s Traffic Underground With The Dubai Loop

The city of Dubai is undergoing a transformation in its mobility domain with the Dubai Loop an underground, rapid-transit transportation network between The Boring Company's (headed by Elon Musk) project to build this type of network and the Roads and Transport Authority of The City of Dubai. The Loop will help reduce congestion in central corridors as more development occurs and as the demand for consistent transportation continues to rise. This will ultimately build confidence in the long-term future of Dubai real estate as well as provide a platform for continued infrastructure development.

The pilot phase of The Loop includes a 6.4 km area of service and four stations connecting (DIFC) with the Dubai Mall and the Burj Khalifa. The entire master plan provides 22.2 km of service and 19 stations (underground), connecting high density districts of Dubai including Business Bay and the Downtown area along the Sheikh Zayed Road, and is estimated to cost Dh2 billion. Phased operations for The Loop are scheduled for launch between 2026 - 2027, thus enhancing connectivity from many core Dubai properties.

Creating the Dubai Loop

Electric cars will utilize the Dubai Loop, which utilizes underground tunnels exclusively for electric vehicles operating up to 160 km/h therefore, greatly reducing the time needed to travel between primary hubs.

The major attributes of the future underground network of tunnels are:

  • 22.2 km of network in total.
  • There will be 19 underground tunnel stations.
  • Initial capacity of approximately 13,000 passengers per day which is expandable.
  • Will feature will have sophisticated, climate-controlled and functional infrastructure.

Through placing traffic underground, the city of Dubai has successfully eliminated this source of congestion from the surface and created a way to connect disparate financial, retail, and residential neighborhoods.

Change in Travel Time

One of the most significant impacts of this project on the system is the increased efficiency of travel across the system. A trip currently taking 20 minutes to complete via the ground system (DIFC to Downtown) will take only a few minutes to complete through the underground system. Increased connectivity has created an environment where increased productivity can be achieved daily, and that has led to an increase in people looking for places to live in well-connected areas. Generally, as transit systems become more efficient, there is typically a corresponding shift in the demands placed on the Dubai real estate market towards communities that are well-connected by way of the public transportation infrastructure.

The following areas are expected to realize significant benefit from this project:

Urban Value And Infrastructure

Property investments in Dubai have historically benefited from the major infrastructure projects that help make the city more accessible and livable. Properties that are located near transport corridors typically see increased levels of interest for sale due to the increase in transit-oriented development.

As the number of people living near a new underground station continues to increase as a result of improved connectivity, this can create additional demand for:

As commute times become shorter, investors and residents can reassess their definitions of value based on convenience and time savings.

How The Loop Will Influence The Transit Pattern

The underground corridors within The Loop are expected to facilitate convenient commuting throughout some of the busiest areas of the City, including:

  • Financial centres that have a high volume of employees commuting daily
  • Retail and entertainment districts, such as the shopping mall
  • Mixed-use districts that have both residential and commercial demand

With the speed of service and the frequency of service improving, fast and predictable travel times may encourage individuals to transition from using personal vehicles to using shared transit, reducing overall road traffic and increasing the efficiency of properties for sale in Dubai.

Market Planning Considerations

Through the improvement of infrastructure, The Dubai Loop benefits Dubai’s long-term smart city vision while increasing international investor opinion of the City’s readiness for developments to be built on its already-existing infrastructure. Mobility improvements will also support long-term real estate investment by providing sustained support for Dubai real estate investment, particularly in the areas of high-density mixed use.

For those who are considering investing in Dubai for purposes of real estate investments, locating near very high-speed underground public transportation systems will likely be among the most important evaluation criteria, along with potential net rental yield and potential capital appreciation. As underground public transportation redefines commuting patterns, the transformation of Dubai’s future continues; moving upward with the continual expansion/creating of high-rise urban developments, as well as downward for creating & maintaining advanced transportation systems.
