Residential Supply Grows with 24,537 Units

In terms of new residential supply, there has been a significant increase, with 24,537 units being completed as opposed to just 18,043 units in H1 2025. This growth contributes to the general story of real estate investment Dubai, which indicates that considerable funds are being used prior to the finalization of construction projects. Besides, this explains the significance of off plan townhouse projects in Dubai where purchasing and development of land are rather essential factors for future supply.

More Alternatives for Buyers and Tenants

Completion of new homes gives wider choices to buyers in the market. Buyers who want properties ready for occupancy do not need to wait for future deliveries and can consider finished developments. Families may find townhouses for rent in Dubai to be more affordable as the new completed community boosts the available stock of rental properties.

Buyers searching to buy ready properties in Dubai can also choose to compare existing homes to off-plan alternatives taking into account location, pricing and certainty of delivery. Besides, the wide period activity covers such projects as Palm Jumeirah, Emaar Beachfront, Dubai Hills Estate, Dubai Creek Harbour, and Jumeirah Golf Estates thus proving that the market is active.

Confidence of Investors Is Facilitating Development

Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum, Crown Prince of Dubai, Deputy Prime Minister and Minister of Defence of the UAE, and chairman of The Executive Council of Dubai, noted that the growing number of projects and finance streams means that the world businesses and investors trust Dubai again. According to him, the growing number of transactions, projects and invested funds signifies a new vote of confidence from the global business community and investors.

He expressed his opinion pointing out flexible laws of Dubai, the best infrastructure, high level of transparency and effective cooperation with the private sector. The combination of 104 completed projects with more than AED111 billion of investment in them shows that Dubai has transformed its developmental pledges into real assets. For tenants, the presence of 24,537 units can expand the number of choices in properties for rent in Dubai since the homes that have been completed will get onto the rental market.

Meanwhile, demand for waterfront properties for rent in Dubai keeps being an important aspect of the market. Overall, this indicates a continuing momentum in the process of development, rather than development driven by the announcements about projects only. The fact that the investments in completed projects increased by 52%, the amount of completed units increased by more than 36% and the land price increased by more than 135% means that in the second half of 2026 Dubai will possess a wider completed stock and significant finances already spent.
