ABOUT VENETO
Veneto is an established residential community within Dubai Waterfront, developed by Nakheel and launched in 2008 as one of the first neighbourhoods of the wider Dubai Waterfront master development. Unlike the original plans for a much larger unfinished waterfront city, Veneto itself is now a completed residential community with villas and townhouses.
The community is positioned close to the western Dubai coastline and Jebel Ali, with access to Sheikh Zayed Road and other major routes. Its low-density layout, spacious homes and proximity to the coast give it a quieter residential character than many of Dubai's denser communities.

COMMUNITY OVERVIEW
Veneto was launched as an exclusive residential district within the larger Dubai Waterfront development. The original master plan envisioned a much larger waterfront city, but several parts of that development were suspended following the global financial crisis, while Veneto and neighbouring Badrah were among the communities that progressed to completion.
Today, Veneto is a completed, low-density residential neighbourhood rather than an unfinished off-plan district. The community is characterised by spacious standalone homes, landscaped streets, private gardens and access to nearby waterfront and coastal areas. Property Finder currently describes Veneto as a completed villa community with three- to five-bedroom residences.

RENTAL TRENDS IN VENETO
- 3-Bed Villas: Around AED 185,000 per year based on current available listing evidence; the current DLD-linked data does not provide a sufficiently broad bedroom-specific transaction sample for a dependable average.

- 5-Bed Villas: AED 621,849 per year — based on 10 registered rental contracts during the latest 12-month period.
SALES TRENDS IN VENETO
- 3-Bed Villas: AED 6,375,000 — the latest available DLD-linked transaction average for Veneto; the sample is limited, so it should be treated as indicative rather than a broad market benchmark.
- 4-Bed Villas: Approximately AED 8.75 million–9 million based on the current verified listings; transaction volume is too limited to establish a reliable bedroom-specific DLD average.
- 5-Bed Villas: Approximately AED 12 million based on the current verified listing; transaction data is insufficient for a dependable current bedroom-specific average.

FUTURE DEVELOPMENTS / REAL ESTATE OUTLOOK
- Veneto itself is completed, so future market activity is expected to focus mainly on resale, rental and community improvements rather than a new major construction phase.
- Dubai Waterfront's wider development remains important to Veneto, with surrounding areas continuing to evolve and potentially improving the long-term commercial and residential environment.
- Palm Jebel Ali's redevelopment could strengthen the wider coastal corridor, potentially increasing tourism, leisure and residential interest around the western Dubai waterfront.
- Existing retail and transport limitations remain a consideration, although nearby Badrah, Jebel Ali and Dubai South provide an expanding pool of services within driving distance.
- The completed villa stock gives Veneto an established market position, with current DLD-linked records showing ongoing rental activity and a smaller resale market.
THINGS TO CONSIDER
Veneto is suitable for residents looking for spacious villas, privacy and a quieter waterfront setting while remaining connected to Sheikh Zayed Road and the wider western Dubai corridor. However, the community has fewer schools, healthcare facilities, shops and dining options within walking distance than established urban districts, and residents generally depend on private vehicles for daily travel.
Its completed status means buyers and tenants can assess actual homes and established surroundings rather than relying on off-plan projections, while the relatively limited transaction volume means property-specific factors can have a significant effect on rental and sale values.
