ABOUT LEHBAB SECOND
Lehbab Second, also known as Lahbab 2, is Dubai’s Community 831 and forms the western subcommunity of the wider Lehbab area. It covers about 63.2 sq. km and sits within Dubai’s non-urban eastern territory near the border with Sharjah. The wider Lehbab area is divided into Lehbab First and Lehbab Second, with Community 831 forming the western section. The area has a predominantly desert and rural character rather than the dense residential development associated with central Dubai.
Dubai-Hatta Road (E44) provides the main road connection through the area, while Dubai Metro does not currently serve Lehbab Second. Recent investment in community facilities is improving the local environment. In February 2026, Dubai Municipality opened a new recreational plaza in Lehbab 2 as part of a combined development covering more than 330,000 sq. ft. across Lehbab 1, Lehbab 2 and Nazwah.

COMMUNITY OVERVIEW
Lehbab Second is substantially different from Dubai's established urban communities. Large portions retain a desert and rural character, while residential activity is concentrated around existing local settlements and road corridors. The community is also close to Lehbab 1, Le Hemaira, Umm Al Mo'Meneen and Mereiyeel, but these are separate Dubai community designations and are not included as part of Community 831.
The area's location along Dubai-Hatta Road makes private transport particularly important. There is no Dubai Metro station within the community, and residents generally rely on cars for commuting to employment centres, schools, healthcare facilities and larger shopping destinations. Lehbab Second has also gained new recreational infrastructure. Dubai Municipality's 2026 project provided Lehbab 2 with a football pitch, volleyball and basketball courts, a running track with fitness equipment and a children's play area.

Recent DLD-backed rental records show 27 apartment rental contracts during the September 2025–August 2026 reporting period, while no comparable villa layouts were observed in the available residential dataset. This indicates that the current measurable rental market is still relatively small.

FUTURE DEVELOPMENTS / REAL ESTATE OUTLOOK
- Rural recreational infrastructure is expanding, with the 2026 Lehbab 2 plaza adding sports, fitness and family facilities to the community.
- The Dubai Countryside and Rural Areas Development Master Plan is supporting Lehbab, with future initiatives focused on improving public facilities while preserving the area's rural character.
- Residential growth is expected to remain gradual rather than high-density, as Community 831 continues to retain a predominantly non-urban land-use character.
- Improved recreational amenities could strengthen local residential appeal, particularly for households seeking larger plots and a quieter desert setting rather than dense urban living.
- The rental market is likely to remain relatively thin in the near term, because current registered residential activity is small and there is limited completed apartment, villa and townhouse stock.
- Road-based connectivity will remain important for future growth, as the community currently has no Metro service and depends heavily on Dubai's road network.
THINGS TO CONSIDER
Lehbab Second is best suited to residents who value space, privacy and a rural desert environment rather than immediate access to Dubai's dense urban amenities. The community has limited residential stock, shopping, healthcare, education and public transport compared with established districts, so private vehicles are important for everyday life.
At the same time, new recreational facilities and the wider countryside development programme are gradually improving community infrastructure, while the limited residential market means buyers and tenants should assess individual properties carefully rather than relying on broad area averages.
