Hessyan Second is a large coastal district in the southwestern part of Dubai, officially identified as community 512 within Dubai's Southwest Sector. It lies close to the Dubai-Abu Dhabi border and forms part of the wider Jebel Ali coastal corridor. The district combines extensive undeveloped land, industrial and utility infrastructure, coastal ecosystems and emerging real estate projects.
The area is particularly notable for the Hassyan energy and water infrastructure complex, its proximity to the Jebel Ali Wetland Sanctuary and its position along Sheikh Zayed Road. Last Exit AUH Bound is also located within Hessyan Second and has become a recognisable leisure stop on the Abu Dhabi-bound side of E11.
Hessyan Second is one of Dubai's officially designated communities in Sector 5. The district has historically had a very low-density character, with major portions occupied by industrial, utility and coastal land rather than conventional residential neighbourhoods. Official population data has nevertheless recorded a substantial increase from earlier years as development has progressed in the wider southwestern corridor.
The district's coastal environment is particularly important. The Jebel Ali Wetland Sanctuary stretches along the coast between Palm Jebel Ali and the Dubai-Abu Dhabi border. It was added to the Ramsar List of Wetlands of International Importance in 2018 and includes mangroves, coral reefs, seagrass beds, lagoons and sandy shorelines supporting numerous marine species, including the critically endangered hawksbill turtle. Hessyan Second also contains the Hassyan complex, which includes major electricity and desalination infrastructure. Current water infrastructure plans include the Hassyan seawater reverse-osmosis project, with a planned capacity of up to 180 million imperial gallons per day and completion of all phases scheduled for Q1 2027.
Hessyan Second has a growing pipeline of residential and mixed-use projects, but the district should not yet be treated as a fully established residential community. Current DLD-linked records identify projects including Phoenix Beach Residence, Royal Bay, The K Hotel, The K Suites, The Vantage, Turquoise and Zero Five Five. The available registered stock is predominantly classified as flats, with offices and shops making up smaller portions of the recorded inventory.
However, current transaction activity remains very limited. One current DLD-based dataset records only one transaction in the latest 12-month period, while another DLD-derived database records 27 historical sales across the area. Because these figures represent very different time periods and the current sample is extremely small, bedroom-level community averages would not provide a dependable picture of today's market.

Hessyan Second is strongly dependent on private vehicles because of its large geographical area and developing infrastructure. Sheikh Zayed Road (E11) provides the principal regional connection and makes the district accessible from both Dubai and Abu Dhabi. The location is particularly convenient for road travel towards Jebel Ali, Dubai South and Abu Dhabi. Last Exit AUH Bound has free parking, while individual developments provide parking according to their own layouts and building provisions. Dubai Parks and Resorts is approximately 6 km from Hessyan 2, while the wider Jebel Ali and Palm Jebel Ali areas are also nearby.
Hessyan Second does not currently have a Metro station within the district. Public transport coverage is considerably more limited than in established residential areas of Dubai. Residents and workers generally depend on buses, taxis and private vehicles. The nearest Metro options are in the wider Jebel Ali corridor and require a drive from most parts of Hessyan Second. For residents of future developments, actual public transport convenience will depend on the project's location and the expansion of services accompanying wider development in southwestern Dubai.
Hessyan Second has limited established community infrastructure compared with mature residential districts. Mosques and prayer facilities are available in the wider Jebel Ali and surrounding areas, while workers and residents of individual developments may have access to on-site prayer facilities. The exact nearest mosque depends on the development or section of Hessyan Second because of the district's large geographical spread.
The wider Jebel Ali area provides access to several religious facilities.
Nurseries near Hessyan Second: There are currently limited nursery facilities directly within Hessyan Second. Families living in the developing area generally use nurseries in Jebel Ali, Dubai Investment Park, Jebel Ali Village and surrounding communities.
Schools near Hessyan Second: Schools are concentrated in neighbouring communities rather than within the less-developed parts of Hessyan Second.
The exact journey time varies considerably according to the location within Hessyan Second and traffic on E11.
Healthcare facilities are concentrated in Jebel Ali, Dubai Investment Park and the surrounding southwestern communities. Nearby options include:
Journey times can vary substantially because Hessyan Second is a large district and several areas remain undeveloped. Residents should check the route from their specific property rather than relying on a single district-wide travel time.
For everyday food and convenience requirements, Last Exit and roadside retail facilities are also available along E11. Larger shopping requirements are generally served by established malls in Jebel Ali, Discovery Gardens and Dubai Marina.
The Jebel Ali Wetland Sanctuary is the district's most important natural landmark. The protected coastal wetland covers approximately 2,002 hectares and includes coral reefs, mangroves, seagrass beds, lagoons and sandy shorelines. It supports more than 500 recorded marine species and provides habitat for critically endangered hawksbill turtles. Access to the sanctuary is restricted because of its conservation status. Visitors may participate in approved conservation activities rather than treating the protected area as a conventional public recreational park.
Other nearby destinations include:
Outdoor recreation around Hessyan Second is shaped by its coastal environment and nearby leisure destinations. Last Exit AUH Bound provides an open-air food and entertainment setting, while Dubai Parks and Resorts offers major theme-park attractions approximately 6 km from Hessyan 2.
The Jebel Ali Wetland Sanctuary provides an important ecological environment, but public access is restricted and activities are controlled for conservation purposes. Approved environmental activities include guided visits and conservation initiatives rather than unrestricted recreational use. Jebel Ali Beach and the wider coastal corridor provide additional outdoor destinations, subject to access and ongoing development works.
Hessyan Second has a limited supply of established fitness and beauty facilities because much of the district remains in development. Residents can use gyms, sports facilities, salons and wellness businesses in neighbouring Jebel Ali, Dubai Investment Park and other established southwestern communities. Future residential projects are expected to introduce their own gyms, swimming pools and recreational facilities, depending on the individual development.
Hessyan Second is a developing coastal district rather than an established residential community, making its character very different from mature areas of Dubai. Its strategic position along E11, proximity to Jebel Ali and Abu Dhabi, coastal setting and emerging luxury residential projects provide long-term development potential, while Last Exit and nearby Dubai Parks and Resorts add established leisure attractions. At the same time, residents should expect limited public transport, fewer schools, healthcare facilities and everyday services within the district itself, with many amenities requiring a drive.
The Jebel Ali Wetland Sanctuary and major Hassyan utility infrastructure also mean that environmental and industrial land uses form an important part of the area's identity. Property buyers should therefore assess individual projects carefully, including their completion status, surrounding infrastructure and actual access to amenities, rather than treating Hessyan Second as a fully established residential neighbourhood.
