COMMUNITY OVERVIEW
Al Rowaiyah Third has a mixed rural, residential, commercial and institutional character. Unlike Dubai's established apartment-led communities, much of the area consists of larger plots, warehouses, logistics uses and scattered low-rise residential properties. The community's location along E66 places it close to Dubai International Academic City and Dubai Silicon Oasis. A 3.5-km Al Rowaiyah Street connection completed in February 2026 also improved links between E311 and Sheikh Zayed Bin Hamdan Al Nahyan Street, supporting access to surrounding residential, academic and commercial districts.
PROPERTIES IN AL ROWAIYAH THIRD
Al Rowaiyah Third has a relatively limited residential market compared with nearby Dubai Silicon Oasis and Academic City. Villas and low-rise flats are present, alongside larger land and commercial properties, while the area does not currently have the concentration of residential towers found in Dubai's established urban communities.
Current transaction records include villas and flats, but the market is too mixed and limited to provide dependable bedroom-specific community averages for residential sales. Rental records also include commercial properties, making broad averages unsuitable for residential pricing.

FUTURE DEVELOPMENTS / REAL ESTATE OUTLOOK
- Al Rowaiyah Third is seeing infrastructure investment rather than the large apartment-led expansion found in some neighbouring communities, with the completed Al Rowaiyah Street improving access to surrounding districts.
- The Dubai Metro Blue Line depot and maintenance facility is being developed within Al Rowaiyah Third, while the passenger route will extend to nearby Academic City with opening scheduled for September 2029.
- The improved road network and future metro connection should strengthen accessibility to the wider Academic City and Dubai Silicon Oasis corridor as surrounding development progresses.
- Residential supply remains relatively limited inside Community 814, so future growth is more likely to be gradual unless additional residential projects are formally registered within the community.
- The combination of transport infrastructure and nearby academic and commercial growth could increase demand for local services and support the gradual transition of parts of the area from a predominantly logistics and low-density setting toward a more mixed-use environment.
THINGS TO CONSIDER
Al Rowaiyah Third offers a low-density setting with strong road connectivity and proximity to Dubai International Academic City and Dubai Silicon Oasis, but it does not yet provide the established residential amenities of a mature urban community. Public transport and residential services remain limited, making private transport important for daily life, while the new road infrastructure and planned Blue Line facilities are expected to improve connectivity as the surrounding eastern Dubai corridor continues to develop.
